Do you need commercial air ventilation system cleaning for your mid-rise or high-rise building? Are you getting complaints about indoor air quality? According to the National Center for Healthy Housing (NCHH), Americans spend the majority of their time inside their homes, condos or apartments. But, even when they are not in their homes, they are often working inside mid-rise or high-rise office buildings, with many Americans both working and living in mid-rise or high-rise buildings. The problem with mid-rise and high rise buildings is that indoor air quality can become a real problem overtime due to dirty ventilation system. The NCHH explains that windows do not make a complete ventilation system in most U.S. climates. In fact, “nearly all buildings require mechanical ventilation and fans to exhaust pollutants generated inside the building, such as moisture from bathrooms and cooking, contaminants generated during cooking, and chemicals from building materials and cleaners; and provide enough clean, fresh air by pulling in and filtering outside air before it is heated, cooled, or circulated in the building to help reduce contaminants and allergens in homes.” The reason that buildings require proper ventilation is because these systems help prevent unhealthy odor or moisture and mold issues that can trigger breathing problems, such as asthma.

The NCHH explains that central ventilation systems are the most common type of ventilation systems used in mid- to high-rise multi-family buildings constructed after the 1960s. “If there is a farm of fans on the roof and these roof exhaust fans are connected to grills in individual apartments or floors via vertical shafts/ ducts” then you have central ventilation systems. These exhaust shafts are typically constructed of sheet metal ductwork, gypsum board, or even masonry. Exhaust grills are usually located in bathrooms and/or kitchens. Common areas and corridors may also have exhaust grills at each floor connected to a central roof fan. The obvious problem here is that overtime these ventilation systems become overloaded and filled with allergens, mold, dust, and other pollutants. And sometimes we find that the duct work is not sealed or there are gaps and cracks in the ventilation system. Other times, it is simply a matter of age and time between cleaning. In fact, it is not uncommon for us to service a mid-rise or high-rise building that has never had a ventilation system cleaning.
